Contractor Bid Review Checklist

Use this checklist before signing a contractor estimate, proposal, or renovation contract.

The goal is to make sure you understand the number, the work behind the number, and the items that can still change.

  2. License number where required
  3. Project address
  4. Clear scope of work
  5. Line-item pricing
  6. Contract total
  7. Arithmetic reconciliation
  8. Demolition
  9. Disposal
  10. Permit responsibility
  11. Trade responsibilities
  12. Material specifications
  13. Allowances
  14. Owner-supplied materials
  15. Exclusions
  16. Payment schedule
  17. Change-order process
  18. Schedule
  19. Warranty
  20. Cleanup and closeout

The three questions to answer before signing

What exactly am I buying?

What can still increase the price?

What remains unresolved?

If the bid does not answer those three questions, write the questions down and get clarification before the contract is signed.
